Old Stratford is a small historic town situated in south Northamptonshire, close to the border with north Buckinghamshire and adjacent to Stony Stratford and the new city of Milton Keynes. The new retail development will sit adjacent to the A5 dual carriageway close to its main junction with the A422 for Buckingham, the A508 for Northampton and the A5 for the north and south.

Within the site, there is to be the development of new two storey office buildings totalling around 17,000 ft2 together with a residential development by Bryant Homes of around 60 units.

In the vicinity in Old Stratford over the past few years there has been up to around 200 new residential units built, mainly on the site adjacent to this one.
